The Task

The CEO of a new technology start-up called us seeking detailed As-Built Existing Conditions Floor Plans of the warehouse and offices they had recently leased. The old tenant had moved out, leaving behind fitout and several modifications that differed from the PDF plans our client had been given at commencement of their lease. Our client required new AutoCAD files so that they could analyse the potential of their new space and plan their fitout.

The Approach

Realserve arranged a site meeting with our client, to listen to their requirements. We were also able to assess the site and offer guidance on different solutions and time frames for measurements and plans.

We had two weeks to survey the entire warehouse, offices, and ceiling services before their staff moved in.

The detailed scope of works required us to utilise other forms of modern technology in addition to our traditional surveying techniques. We collected 3600 Spherical Photos to create a virtual tour, which we were able to utilise to prepare a detailed Reflected Ceiling Plan of every service item requested.

The Outcome

Realserve was able to provide updated As-Built Existing Conditions Floor Plans of the warehouse that included the modifications left from the previous tenant. We also supplied our reality capture 3600 Spherical Photos virtual tour.

Being a start-up company, efficiency and cost were important constraints to every decision. The plans and tour allowed our client to see what potential changes they could make to both their offices and their warehouse, with minimal need to attend the site – saving them time and providing them with the ability to start confident with their fitout plans.
